Blackmans Bay Independent Living Units

This project brings together ten attached independent living units and a small community centre within a compact beachside suburb. Conceived as a response to the needs of an ageing population, the development prioritises accessibility, independence, and connection. Each dwelling is carefully planned to balance privacy with opportunities for shared experience. A considered approach to the design and construction has resolved in a cost-effective high quality solution.

Process

The design process was shaped through close collaboration with an aged care provider, ensuring that each decision responded directly to the evolving needs of future residents. Dwellings are designed to meet the Gold Livable Housing standard, incorporating features such as residential lifts to enable long-term accessibility. The resulting architecture is both robust and flexible, prioritising low maintenance and high functionality, while maintaining a considered and human-centred approach throughout.

Place

Embedded within a beachside, suburban setting, the project negotiates scale through a two-storey terrace arrangement that appropriately increases density without compromising neighbourhood character or amenity. The elevated form allows living areas to capture sunlight and distant views, while maintaining a respectful relationship with neighbouring properties. The materials and proportions echo those of the surrounding context, allowing the development to feel both distinct and familiar.

Impact

At a broader scale, the project promotes a sense of community and inclusion through shared spaces and carefully curated connections. The community centre acts as a social anchor, supported by a shared garden, covered outdoor seating, and barbecue facilities that encourage interaction and informal gathering. Together, these elements foster a supportive environment that enriches daily life, while maintaining a sensitive presence within its surroundings and contributing positively to the neighbourhood fabric.
